What Our Renovation Builders Actually Deliver

We picked up the 2019 Auckland Master Builders Supreme House of the Year and the Craftsmanship Award for a new build in Matakana. Different project type, same crew, same standard on every renovation we take on. Every renovation we do now carries the ten-year Master Builders guarantee. Structural, weathertightness, the lot. We also hold a Site 2 Licence, letting us oversee Category 1 to 3 building work ourselves. Call and you’ll talk to Peter directly, not a call centre. Our own people are on site with the subcontractors at every stage, foundations through to the last coat of paint. We don’t hand a job off and check back at the end. We also build the decks, retaining walls and pools that usually come attached to a renovation brief, plus house extensions and alterations when a project outgrows the brief.

A Real Auckland Renovation, Not a Brochure Job

The brief was straightforward on paper: full interior refresh, kitchen, bathroom, living areas, ahead of a sale. Then we got under the house. A long-standing basement leak had been sitting there, ignored, probably for years. We could have patched it and moved on. Instead we excavated the whole space and waterproofed it properly, which turned a liability into a usable rumpus room. We brought the internal stairways up to current code while we were in there too, since we don’t do half a job. A full-width rear deck finished the job and became the standout selling point. Auckland’s Older Homes Come With Their Own Rules

Live in a villa or bungalow suburb? Chances are your street sits inside one of Auckland Council’s Special Character overlays. Even permitted work can trigger resource consent if it’s visible from the street, regardless of whether the building work itself needs one. Plumbing, gas, structural and weathertightness work is different again. That falls under Restricted Building Work. A Licensed Building Practitioner has to carry it out or supervise it, and file a Record of Work. No shortcuts there, the paperwork exists for a reason. Statutory processing timeframes for building consents sit at 20 working days under the Building Act, though this varies by council workload, worth confirming with Auckland Council for your address.

Frequently Asked Questions About Renovations in Auckland

Do I need a resource consent for my Auckland renovation?

Not always, but it depends on your property’s zoning. If you’re in a Special Character overlay, even permitted building work affecting the street-facing elevation can require resource consent. We check this during our initial site visit, before any pricing is finalised.

Can renovation builders in Auckland work on villas and character homes?

Yes. A pre-1944 villa or bungalow comes with its own mouldings, proportions, materials you can’t just buy off the shelf anymore. Matching that properly takes longer than a standard 1990s build. We know this going in, so it’s priced for from the start, not discovered halfway through and blamed on the house.

Can you renovate while we’re still living in the house?

Usually, yes. Depends what’s coming out. A full kitchen strip-out with no water or cooking is a different proposition to repainting a hallway. If your project’s the kind where living in it isn’t realistic, we’ll say so upfront.

How long does a typical house renovation take in Auckland?

Timeframes depend heavily on consent requirements and scope. A single room can run 4 to 8 weeks; a full home renovation with consent involved is more commonly 4 to 9 months. We give a realistic range at quote stage, not a best-case number.

Do I need a renovation specialist, or will any builder do?

You can hire either, technically. But a renovation builder works with what’s already behind the walls, old foundations, wiring, plumbing routes nobody documented, not a blank site. That’s where most renovation cost blowouts actually come from: treating it like a new build.

Do older Auckland homes typically need weathertightness work during renovation?

Homes built in the 1990s to mid-2000s in particular carry a higher risk of weathertightness issues (the “leaky homes” era). We assess for this on every renovation quote and flag it early rather than finding it mid-project.
